Job Description

Specific Job Duties/Roles 
Review of closing documents in compliance with AMPS approval. 
Analysis of transaction terminology. 
Consultation with departmental experts and legal counsel on environmental remediation, Petroleum Marketing Practices Act (PMPA), insurance requirements, and other issues in question. 
Reviews, analyzes, negotiates, resolves disputes, and addresses questions with other party's counsel regarding various real estate transactions and contracts. 
Prepares contract Amendments and redrafts contracts as necessary. 
Reviews real estate title commitments 
Reviews, amends, and redrafts documents including: 
o Easements 
o Condemnations 
o Access Agreement 
o Estoppel Certificates 
o Non-disturbance and Attornment Agreements 
o Permits 
o Release of Liens 
o Lease Amendments and Renewals 
o Indemnification Agreements

Description of Work 

  • Conduct lease negotiations as part of a professional real estate team.

  • Perform financial analysis of real estate projects and opportunities to identify maximum shareholder value options.

  • Recognize business opportunities arising from the property portfolio and advise on the benefits of implementation that balances short- term benefits with long-term risks and exposures.

  • Draft real estate leases amendments, assignment and assumption agreements, termination agreements, estoppel certificates, renewal notices and professional letters (default notices, consent requests, reminder letters, etc.) 

  • Coordinate SNDA and Estoppel requests with Legal.

  • Coordinate with the Legal department and conduct title reviews and draft title objection letters as needed for Build-to-Suit projects.

  • Manage real estate service providers for dark sites and environmental projects, as needed.

  • Assist with site exit procedures and property maintenance issues.

Job Requirements

Basic Requirements:

  • College degree required

  • 2 to 4 years of accounting and/or real estate transaction experience

  • Previous experience preparing and examining contracts including leases, licenses, purchases contracts, sales contracts, insurance documents, etc.
